Scarce building land, strict energy rules and high construction costs make modular construction an ideal fit for the Low Countries. See also our luxury modular homes in Europe overview.
Near-zero-energy ready
Envelopes engineered for Dutch BENG, Flemish and Walloon EPB and Luxembourg's AAA energy class: high-performance insulation, triple glazing and heat pumps.
Built for wind and rain
Steel frame and SIP panels with sealed, factory-tested joints that perform in the humid, windy North Sea climate.
Less time on site
Modules arrive finished and are assembled in days, limiting noise and disruption in dense Dutch and Belgian neighbourhoods.
Fixed price
A closed budget agreed before work starts — a real advantage in markets where on-site labour costs keep rising.

Luxury modular homes in the Benelux: FAQ
Do you build luxury modular homes in the Netherlands, Belgium and Luxembourg?
Yes. We design, manufacture and install turnkey luxury modular homes in all three Benelux countries, working with local architects and contractors for permits, foundations and connections.
Do your modular homes meet BENG and EPB energy requirements?
Each project is engineered for the destination's rules: BENG in the Netherlands, EPB in Flanders, Brussels and Wallonia, and the AAA energy class in Luxembourg. Envelope, glazing and installations are specified accordingly.
How much does a luxury modular home cost in the Benelux?
Our 2027 collection ranges from €158,269 (50 m²) to about €1,887,000 for up to 597 m². Prices refer to the house only; plot, permits, foundations, transport and connections are quoted in your free project study.
How long does it take?
Manufacturing takes around 6 months and runs in parallel with the permit process and groundworks. On-site assembly of the modules takes only days.
Do I need a building permit for a modular home?
Yes. A luxury modular home is a permanent house and needs the same permit as a traditional one (omgevingsvergunning in the Netherlands and Flanders, permis d'urbanisme in Wallonia and Brussels, autorisation de bâtir in Luxembourg). We prepare the file with a local architect.
Can I get a mortgage for a modular home?
Permanent modular homes built on your own plot are generally financed like traditional houses. We provide the technical documentation your bank needs.
